Our Policies

All rates are based on double occupancy and do not include tax or gratuities. Add $35.00 for each additional guest in a suite or cottage (where permitted).

Our check-in is a 3:00 PM - 8:00 PM. Our entrance locks at 10:00 PM, so please make arrangements with us if you are arriving late. Check-out is at 11:00 AM.

The deposit is equal to 50% of your stay. Credit Card reservations are processed at the time of reservation and do guarantee payment in full for the exact number of nights you have reserved. We accept Visa & Master Card. We must receive notice from guests of any cancellation or change in number of rooms or nights reserved no later than 4 p.m., thirty calendar days prior to guest's arrival in order to receive a refund. Cancellations and changes are subject to a $30.00 fee. If notice is not received 30 calendar days prior to date of arrival, guest forfeits 100% of the deposit. If we are unable to resell you room(s) for the exact nights you reserved, your credit card will be charged for the full amount of your stay. A minimum stay may apply to holidays or special events.

When situations arise requiring a change or cancellation in your reservation at our bed and breakfast, we most certainly do empathize, but due to our small size we regret there can be no exceptions to our policy.

Please Further Note: You should purchase TRAVEL INSURANCE through your local travel agent, on the web (ie. TravelGuard or any other), etc. to protect your vacation investment against unforeseen cancellation or changes due to a variety of maladies or emergencies, which might include illness, acts of God, etc.

Early day/s room departures/or late day/s arrivals are considered cancellations and are subject to the same cancellation policy. Reservations made less than thirty days in advance are subject to same cancellation policy. One-night reservations for stays during the period of June 15-October 14 are non-refundable.


Boat Cruise and Wildlife Tours are subject to a $50 admin fee if canceled without a minimum 7-day notice of cancelation.  If canceled within a 48-hour window no refund will be given.  By scheduling a Boat Cruise or Wildlife Tour you agree to these terms.

Strict Cancellation Policy

  • 30 Days or More Prior to Arrival: Guests who cancel 30 days or more before their scheduled arrival date will receive a full refund of their deposit.
  • 8 to 29 Days Prior to Arrival: Cancellations made between 8 and 29 days before arrival will be refunded only if the room can be rebooked for the same dates. If the room cannot be resold, the guest is responsible for the full deposit amount.
  • 7 Days or Less Prior to Arrival: Cancellations made within 7 days of arrival will be charged the full amount of the stay, regardless of whether the room is rebooked.
  • No-Shows or Early Departures: No refunds will be issued for no-shows or early departures.
  • Agreement to Policy: By making a reservation—whether online, by phone, or in person—you acknowledge and agree to all terms of this cancellation policy. This agreement is binding at the time the reservation is confirmed and payment is processed.
  • Written Confirmation: Each reservation includes a written confirmation outlining this policy. Guests are responsible for reviewing it carefully. Proceeding with a reservation constitutes full acceptance of these terms.

This policy is strictly enforced due to the inn's limited number of rooms and the significant impact of last-minute cancellations on operations.
